The kitchen is on your left. Look! It is so big that you can fit five people inside. （They walk to the living room）. The layout of the flat is one dining room, and living room, one master bedroom and two bedrooms. The gross area of this unit is nine hundred and thirteen square feet.

B： Does this apartment face south？

A： The living room faces south and the bedrooms face north. Mrs.Chen, the rent for this unit is around thirty-five thousand Hong Kong dollars. The yield is almost ten percent. There are many Japanese and Westerners love to live here. It's only because Mr.Johnson must go back to England that he has to sell this unit.

B： I understand. The flat is under a good condition and I don't have to redecorate it later. But, I've got to discuss it with my husband first. Mr.wilson, how about I call you to make an appointment again?

A： Sure. Mrs.Chen, anyway, I should remind you that you must be quick because I have other clients requesting to check this unit later.

B： Okay.

After China's entry into WTO, foreign estate trade expands rapidly with large sum of dollars often involved, thus a good command of estate English in conformity with international practice becomes more essential, especially to an outstanding real estate agent.

Chapter 1. Residential Flat

1. Since I have to go back to England within the next few months, I would like to sell my apartment as soon as possible.

A： Don't worry, Sir. I think it's a seller's market now. Let me get down some information about your apartment first. What is your property's address？

B： Flat C, 15/F, Tong House, Tai Koo Shing.

A： What is the square area of your property? There's one living room, one dining room, one master room and two bedrooms.

A： How is your property orientation and view？

B： It is on the south with a hillside view.

A： The market price for Tong House is around five thousand Hong Kong dollars per square foot, but it also depends on the internal layout and condition of the house.

B： I would like to mark four point five million Hong Kong dollars.

A： May I have your name and contact number, Sir?

B： Johnson, my contact number is 28765432. My office number is 2134567.

A： Thank you, Mr Johnson. May I ask you one more question? When will your property become available？

B： In about one month.

A： Also, Mr Johnson, I would like to remind you my company will charge a commission equivalent to one percent of the transaction price in the event of a successful selling of the property through our introduction.

B： No problem.

A： Thank you very much. I will introduce your property to our clients. When they want to see your property, I will give you a call.

B： Thank you.

2. I would like to check out today's newspaper advertising on Tong House.

A： Yes, Madam. Have a seat please. I think you mean the one marked at four point five million Hong Kong dollars. May I have your name, please？

B： I'm Mrs. Chen. Is the flat still available？

A： Mrs. Chen, here is my name card. I'm James Wilson. The Tong House is about seventeen years old but the internal condition is fine. May I know if you are familiar with the neighbourhood here? Do you know the location of Tong House？

B： No, I don't live around there, but I know the location and environment of Tai Koo Shing. I know the average price of five thousand Hong Kong Dollars per square foot is very attractive. May I know the size, the layout and the view of the house？

A： Sure. The area of this flat is around nine hundred square feet. It is designed as one living room, one dining room, one master bedroom and two bedrooms.

B： Do you have the floor plan of the building？

A： Yes, Mrs. Chen. Here it is. For this unit, the efficiency rate is very high because the layout is very effective. Also, the owner keeps the house in a good condition. Maybe I can show you the house.

B： Very well. Can we go now？

A： Give me a minute. Let me call the owner first.

B：Thank you.

What's up?

A: Hey man, What's up?
B: Nothing much.
B: 没什么
"What's up?" 它和 "How are you doing?"、 "How's it going"、 "What's new?"....

Long time no see.

A: Hey, long time no see. How have you been?
B: So so.
注: 据说 "Long time no see."
I have heard a lot about you.
A: I've heard a lot about you.
B: Good things, I hope.
How do you do?"、"Howdy" 都是“你好吗?”
You look great today.
You look great today. I love your new haircut..
B: Oh, yeah? Thank you. I like it, too.
除了 "good"、 "great" 外, 你还可以用 "wonderful"、"fantastic"、"terrific" 等。

No kidding?

A: I can finish two large pizzas in 10 minutes all by myself.
B: No kidding?
这里的"No kidding?" Are you serious?"、"Really?"、"Are you kidding me?"

into ...

A: Hey, there's very good Chinese restaurant down the street. Would you like to go?
B: Well, actually, I'm not really into spicy food. Can we try something else?
好比 "I'm into fishing lately."

What are you up to?

A: I haven't seen you around lately. What are you up to?
B: I'm working two jobs right now. It's killing me.
"It's killing me." Her singing is killing me."

You flatter me.

A: Ron. I saw your art show last night, and I must let you know how amazed I was by your incredible accomplishments.
B: Oh, you flatter me.
alive and kicking 活得好好
A: How is your boyfriend doing?
B: Still alive and kicking. Thank you.

I got you.

A: I don't get you. Your dad wanted to give you a house and you turned him down. What were you thinking?
B: He can buy me a house but he can't buy me.
"I don't get you."

Beats me!

A: Do you know why a jerk like Peter gets all the pretty girls?
B: Beats me!
"Beats me!"
I have no idea."、"I can't understand. "I don't dig it."。
something like that 像...之类
A: Time for dessert?
B: Yeah. Do we have icecream or something like that?
常常饭后就一句"Time for dessert?"。
"something like that" 是几好用的一个片语。

Cool! 很好!

A: This is the picture that I was talking about. What do you think?
B: Cool! I love it!
"It's cool." 跟"It's neat."
如果加国人给你看他的作品, 你告诉他你喜欢 (I like it.), 在他耳里耞到的就变成 "It's all right. I don't really like it."'

That's good for you.

A: I've decided to go back to school for some training in programing.
B: Good for you. When would you like to start?

I've got to go.

A: I've got to go. It's nice talking to you.
B: Same here. I'll see you.
B: 我也是。再见。
"I've go to go." I've got to go."
"Same here."

Check this out!

A: Check this out! I just now got a call asking about the TV ad I put in the newspapers.
A: 告诉你!
B: You mean somebody's actually interested in that old TV?
"Check this out!" Guess what?"、"You know what?"、"You know something?"

A: Janet and I are looking for a good gym to join. Do you think you'd be interested, too?
B: Why not? Count me in.
I work out three times a week."。
"count me in" 是“把我也算进去!” 那么"Count me out." 不过我想 "Count me out!"

A: Thank you for your help. I really appreciate it.
B: Any time.
或"You bet you." Any time you need anything, just let me know. You're very welcome."。

Good luck to you !

A: I have a job interview tomorrow.
B: That's wonderful! Good luck to you. I'm sure you're going to do extremely well.
"Good luck." Good luck to you on the test."

Stay in touch.

A: It's getting late. I'd better go.
A: 夜了。
B: All right. Stay in touch and take care of yourself.
"stay and touch"跟"keep in touch"都是“保持联络”的意思。

kick ass 了不起

A: Wow, you fixed my computer in less than 10 minutes. You're great.
B: Yep. I just kick ass.
当“踢屁股”时, 比如某人背后说你闲话, 你很怒, 就可以说: "I'm going to kick his ass."
kicked your ass."。

A: Jane, I'm sorry for cheating on you before. Do you see any chance that we can get back together?
B: I don't know, but you can kiss my ass.

Hey, man. XYZ.
"XYZ" 是 "Check your zipper." Y 是 Your, Z 就是 Zipper 啰!

Hit the road. 上路了

A: Do you want to come on over for some tea?
B: No. I'm running late. I really need to hit the road.
"Hit the road" 的 "hit" 有“去”的意思。好比某人每周去健身房三次, 你就可以说 "He hits the gym three times a week."。
"I really need to hit the road." I really need to get going."。

A: I don't know what is going on lately. Ross seems to curse a lot these days.
B: Well, that's just what you get from hanging out with the wrong crowd.

A. Gary, do you think you can rewrite this paper. I don't really like the topic.
B: Hey, I'm only trying to help you out. You shouldn't be pushing me around like this.

A: Have you talked to Mr. Smith about John's obscene speech towards you?
B: Yes, but he brushed it off as if it were not a big deal to him.
He brushed aside our objection."(他无视我们的反对)。

A: Oh! No. I've got assigned to work with Michael for our group project.
B: Ooh! I heard that he love to boss people around.
说一个人爱命令人也可以说"He is very bossy."。
Oh, boy! 真是!
A: Guess what? We first got a flat tire, and now my cell phone is dead.

bound to 必定
A: Pete forgot his map?
A: Pete
B: Yep! And he's bound to lose his way.
就可以说 "You're bound to die."。

A. Is my car ready yet?
B: Yep! We just need to get this paper work done and you'll be all set.
A: All right. You go ahead and sign this paper and I'll do the dirty work.
A: 好吧!
B: (It) Sounds good to me.

A: Oh! No. My TV and stereo are gone. Who did this?
B: I've already called 911. The cops should be here any time.

A: I had a dream last night that Sam and I had a big argument. This morning he came in wearing the same clothes he had on in my dream!
B: That's spooky!
Say cheese.

A. What's eating you? You've been so quiet all morning.
B: I bombed in my final exam.
"What's eating you?"

A: What do you think of this?
B: It's kind of dead. Maybe you want to add more graphics to jazz it up.
He tried to jazz the meeting up."

My hands are tied

A: Mr. Leroad, can I hand in my homework next time. I left it at home.
B: All of the scores must be given to the office by Friday, so you must have your homework today. It is a school rule and there is nothing I can do. My hands are tied!.
"My hands are tied." Can you get it? My hand are tied."

A: You'd better lose those love handles fast. I'm tired of having so much to hold on to.
B: I think I look fine, my dear.

maxed out 累惨了

A: I'm working 70 hours this week. I'm totally maxed out.
B: 70 hours? I'd be dead if I worked this hard.

If You Snooze, You Lose!

A: Hey! where did all the cake go? I haven't got any of it.
B: There's no cake left. Your brother ate the last piece. If you snooze, you lose!
If you snooze, you lose."

A: Hey! Can I ask you another question?
B: Stop jerking my chain. I'm trying to study here.
"Stop jerking my chain." 就是"Leave me alone."

have a cow (俚语)非常生气

A: When I told my mom I would be home around 2 am, she had a cow!
knock it off!

A: John, knock it off, would you? Your singing is killing me.
A: John,
B: Hey! You're rude.
"Knock it off!" 和 "Stop it!"

A: Honey, this is going to be my last cigarette. I'm not gonna smoke again, I promise.
B: This is going to be your last cigarette, my ass.
也有女生会在"ass"前加个"little", 而成"my little ass"(我的小屁屁), 也几可爱的。

A: Oh, no. I completely forgot about my appointment with Mr. Bowen at 2 o'clock.
A: 唉呀!
B: You know she's gonna complain about that big time, don't you?
它的意思就相当于 "very much" ; "extremely"。

the man (the Man) 大哥; 厉害的人

A: What time is it, honey?
A: 甜心!
B: It's six pm on the nose.
Your guess was right on the nose."

on the nose (时间的)整点; 完全

A: Mr. Leroad, can I hand in my homework next time. I left it at home.
B: All of the scores must be given to the office by Friday, so you must have your homework today. It is a school rule and there is nothing I can do. My hands are tied!.
"My hands are tied." Can you get it? My hand are tied."

A: So, what do you say, Rich? Should we stay or leave?
B: Hey! Don't put me on the spot. How should I know?
They fixed your car on the spot."

Way to go!

Julia, keep your hands up... Way to go. Very good.
Julia,
"Way to go." 是"That's the way to go."

A: Oh, man. This room is an absolute armpit! When's the last time you cleaned this place?
A: 唉呀!
B: The last time my mom was here.

A: Hey! What are you doing staring at that girl's buns?
B: I'm not. I just like the skirt she's wearing.
还有一个很有意思, 也是由"bun"的形_钛苌鸪淼馁嫡Z是"have a bun in the oven"。

A: Are you angry at Sally because she kept your video too long?
B: No. I lent her my favorite tape and she recorded over it. That really pissed me off.
I'm so pissed off at you.", 就是“我对你很生气”的意思。

A: I'm really beat. I wish I could be kicking back at the beach right now.
A: 我好累...
B: Me, too.

A: How do you like your new roommate?
B: He is an okay person. I like him.

If you can smoothly supply answers like these during the interview, you are bound to make a good impression.

1. What is important to you in a job?

Mention specific rewards other than a paycheck for example, challenge, the feeling of accomplishment, and knowing that you have made a contribution.

2. Why do you want to work for this organization?

Cite its reputation, the opportunities it offers, and the working conditions. Stress that you want to work for this organization, not just any organization.

3. Why should we employ you?

Point to your academic preparation, job skills, and enthusiasm about working for the firm. Mention your performance in school or previous employment as evidence of your ability to learn and to become productive quickly. If the job involves management responsibilities, refer to past activities as proof of your ability to get along with others and to work as part of a team.

4. If we hire you, how long will you stay with us?

Answer by saying along these lines: "As long as my position here allows me to learn and to advance at a pace with my abilities."

5. Can we offer you a career path?

Reply: "I believe you could, once I know the normal progression within the organization. Can you tell me about it?" The answer may be revealing.

6. What are your greatest strengths?

Give a response like one of the following: "I can see what needs to be done and do it", "I'm wiling to make decisions", "I work well with others," "I can organize my time efficiently."

7. What are you greatest weakness?

Identify one or two, such as the following:" I tend to drive myself too hard", " I expect others to perform beyond their capacities", " I like to see a job done quickly, and I'm critical if it isn't." Note these weaknesses could also be regarded as desirable qualities. The trick with this question is to describe a weakness so that it could also be considered a virtue.

8. What didn't you like about previous jobs you've held?

Discuss the things you didn't like, but avoid making slighting reference to any of your former employers.

9. How do you spend your leisure time?

Mention a cross section of interests-active and quiet, social and solitary -- rather just one.

10. Are there any weaknesses in your education or experience?

Take stock of your weaknesses before the interview. Practice discussing them in a positive light. You'll find that they are minor when discussed along with all the positive things you have to offer.

11. Where do you want to be five years from now?

Saying that you'd like to be president is unrealistic, yet few employers want people who are content to sit still. You might say, "in five years, I'd like to have my boss's job. " If you can't qualify for your boss's job by then, you may not be the fright candidate.

12. What are your salary expectations?

If you are asked this at the outset, it's best to say, "Why don't we discuss salary after you decide whether I'm right for the job? "But if the interviewer asks this after showing real interest in you, speak up. She or he will probably try to meet your price. If you need a clue about what to ask for, say, " Can you discuss your salary range with me?"

13. What would you do if....?

This question is designed to test your reposes. For example: "What would you do if your computer broke down during an audit?" Your answer there isn't nearly so important as your approach to the problem. And a calm approach is best. Start by saying, "One thing I might do is ..." Then give several alternative choices.

14. What type of position are you interested in? J

ob titles and responsibilities vary from firm to firm . So state your skills instead, such as "I'm good at figure work," and the positions that require these skills , such as "accounts payable."

15. Tell me something about yourself.

Say you'll be happy to talk about yourself, and ask what the interviewer wants to know. If this point is clarified, respond. If not, tell why you feel your skills will contribute to the job and the organization. This question gives you a great opportunity to sell yourself.

16. Do you have any questions about the organization or the job? Employers like a candidate who is interested in the organization. so this is a perfect time to convey your interest and enthusiasm.

A Useful Glossary for a Resume I have been creating customer contacts for 6 months.

I was employed by Jackson's Ltd. from 1995 to 1997 as a office manager.
I worked as a production supervisor at the Heitz while I was living in New York.

My job is to assist the senior scientist with unit testing不如说I assisted the senior scientist with unit testing.与其说I was responsible for the business needs analysis不如说I analyzed the business needs.

acted accomplished adapted administered advanced
advised allocated analyzed applied approved
arbitrated arranged assisted attained blended brought
built carried out catalogued changed classified collaborated
compared completed computed conceived conducted
constructed consulted contracted controlled cooperated
coordinated corrected counseled created dealt
decided decreased defined delegated derived
designated detected developed devised
directed discovered distributed documented
doubled edited encouraged engineered
enlarged escalated established estimated
evaluated examined expanded experienced
explored facilitated finalized formulated
founded functioned governed grouped
guided handled harmonized harnessed
headed identified implemented improved
increased indexed initiated inspected
installed instituted interpreted introduced
invented investigated justified led
localized located made managed
maintained mechanized merged moderated
motivated negotiated opened operated
organized originated overcame perceived
performed pioneered planned prepared
presented presided processed programmed
promoted provided purchased raised
recommended recorded recruited rectified
redesigned repaired replaced restored
reversed reviewed revised saved
screened selected serviced set up
solved sorted sparked specified
started stimulated strengthened summarized
supervised supported systematized tested
trained transacted transcribed transformed
tripled upgraded validated varied
verified vitalized won wrote

accurate
active
adaptable
adept
broad-minded
competent
conscientious
creative
dependable
determined
diplomatic
discreet
efficient
energetic
enterprising
enthusiastic
experienced
fair
firm
genuine
honest
innovative
logical
loyal
mature
methodical
motivated
objective
outgoing
personable
pleasant
positive
practical
productive
reliable
resourceful
self disciplined
sense of humor
sensitive
sincere
successful
tactful
trustworthy

Tell me about yourself.
答: I was born and raised in Dalian, China. I attended the University of Beijing and received my master's degree in Economics. I have worked for 5 years as a financial consultant in Beijing for various companies including Rossi Consultants, People's Insurance of China and Pepsi. I enjoy playing soccer in my free time and traveling.

答: I've just graduated from the University of Toronto with a degree in Computers Science. During the summers, I worked as a systems administrator for a small company to help pay for my education.

What type of position are you looking for?
答: I'm interested in an entry level (beginning) position.
答: I'm looking for a position in which I can utilize my experience.
答: I would like any position for which I qualify.

Are you interested in a full-time or part-time position?
答: I am more interested in a full-time position. However, I would also consider a part-time position.

Can you tell me about your responsibilities at your last job?
答: I advised customers on financial matters. After I consulted the customer, I completed a customer inquiry form and catalogued the information in our database. I then collaborated with colleagues to prepare the best possible package for the client. The clients were then presented with a summarized report on their financial activities that I formulated on a quarterly basis.

What is your greatest strength?
答: I work well under pressure. When there is a deadline (a time by which the work must be finished), I can focus on the task at hand (current project) and structure my work schedule well. I remember one week when I had to get 6 new customer reports out by Friday at 5. I finished all the reports ahead of time without having to work overtime.

答: I am an excellent communicator. People trust me and come to me for advice. One afternoon, my colleague was involved with a troublesome (difficult) customer who felt he was not being served well. I made the customer a cup of coffee and invited both my colleague and the client to my desk where we solved the problem together.

答: I am a trouble shooter. When there was a problem at my last job, the manager would always ask me to solve it. Last summer, the LAN server at work crashed. The manager was desperate and called me in (requested my help) to get the LAN back online. After taking a look at the daily backup, I detected the problem and the LAN was up and running (working) within the hour.

What is your greatest weakness?
答: I am overzealous (work too hard) and become nervous when my co-workers are not pulling their weight (doing their job). However, I am aware of this problem, and before I say anything to anyone, I ask myself why the colleague is having difficulties.

答: I tend to spend too much time making sure the customer is satisified. However, I began setting time-limits for myself If I noticed this happening.

Why do you want to work for us?
答: After following your firms progress for the last 3 years, I am convinced that Smith and Sons are becoming one of the market leaders and I would like to be part of the team.

答: I am impressed by the qualitiy of your products. I am sure that I would be a convincing salesman because I truly believe that the Atomizer is the best product on the market today.

When can you begin?
答: Immediately.
答: As soon as you would like me to begin.

Do you have any questions?"

the competitive environment in which the organization operates
what obstacles the organization anticipates in meeting its goals
how the organization's goals have changed over the past three to five years

1. What are the main objectives and responsibilities of the position?
2. How does the company expect these objectives to be met?
3. What obstacles are commonly encountered in reaching these objectives?
4. What is the desired time frame for reaching the objectives?
5. What resources are available from the company and what must be found elsewhere to reach the objectives?

1. Have you had a chance to review my resume?
I haven't had the chance to review it in details as I would like to."(其实就是一次也没看过。)不要为此懊丧，没看过的话，正好可以说，"well, maybe it is helpful for me to talk about the highlights of my qualifications." So let me talk about the highlights of my qualifitions."

2. Is there anything else I can tell you about my qualifications?

3. I've read the job description, of course, but how would you describe the nature and duties of this job?
I am glad to hear that maintaining customer relationship is a great part of this position. I am very customer-focused and always keep their needs in mind." I've spoken to Mr. Smith about the responsibilities involved in this job. What's your take on the most important aspects of this position?"

4. What are the major chanllenges that you staff is facing right now?

5. What results would you like to see me produce?
This is what you expect, this is what I will do."

6. What do you consider ideal experience of this position?

7. How would you describe the atmosphere, the culture of this company?
I really like that. I am energized by pressure situations."

8. Was the person who held this job before me promoted?

9. May I talk to the person who held this job previously(or who is currently doing this job)?

10. Based on what I've told you, don't you think that I could give you all that you need in this position?

1. Why are you leaving your present job?

2. Describe what you feel to be an ideal working environment.

To me the ideal working environment is one in which people are treated as fairly as possible. 也可以说challenging and fun workplace.

3. How would you evaluate your present firm?

It's an excellent company that is regarded as one of the industry leaders.

4. In your current or last position, what features did you like the most? Least? Why?

In my last job I had to report what I do to my manager on a daily basis. I think that I am very organized and self-supervised so daily report is not the best way of using the time of both.

5. Why haven't you found a new position before now?

6. What do you think of your boss?

7. How do you resolve conflict on a project team?

Communication is very important to resolve conflict. First I would discuss the issues privately with the team members involved then I will help to find out a way to settle based on the business needs.

8. Do you generally speak to people before they speak to you?

It depends on the circumstances.

9. How would you describe your own personality?

10. Are you a leader?

11. What career options do you have at the moment?

I see three areas of interest..."

12. How would you describe the essence of success? According to your definition of success, how successful have you been so far?

13. You may be overqualified for the position we have to offer.
Strong companies need strong people. A growing, energetic company is rarely unable to use its employees' talents.

14. What do you look for when you hire people?

1. I showed them to the Great Wall, the Imperial Palace, and the Summer Palace.
I: Then you may know that it`s hard work.
A: Yes, I know. A friend of mine is a guide. He talked with me about his work, but I don`t mind working hard.
I: Have you applied with any other companies?
A: No, this is my first.
I: Is there anything you want to ask about?
A: I`d like to be an overseas tour guide someday. I am very glad to welcome you into our company.
A: Thank you. It`s my honor.
A: 不会的。

the Imperial Palace 故宫 the Summer Palace 颐和园
the Temple of Heaven 天坛 interrupt 中断，打断

3) Have you any experience as a tourist guide?
Have you ever worked as
Have you ever been
Do you have experience as

4）Have you applied with any other companies?
for another position
for another job

5) I hope you can give me a definite answer as soon as possible.
let me know the final decision
ell me the result
inform me of your decision
